Association Business Manager

Location: Portland, OR

Full-Time | Exempt | $DOE | Monday–Friday | Full-Time In-Office

Are you an experienced HOA professional looking to join a collaborative team? AMS is seeking an Association Business Manager to oversee a portfolio of homeowner and condominium associations. We're looking for someone who thrives in a fast-paced environment, enjoys building relationships with Boards of Directors, and can confidently balance multiple priorities while delivering exceptional customer service.

Prior HOA management experience is strongly preferred.

What You'll Do:

  • Manage a portfolio of homeowner and condominium associations.
  • Build and maintain strong relationships with Boards of Directors, homeowners, and vendors.
  • Prepare for and attend Board meetings, including agendas, management reports, and meeting minutes.
  • Develop and monitor association budgets alongside the Accounting team.
  • Coordinate vendor bids, contracts, and maintenance projects.
  • Conduct regular property inspections and follow up on maintenance and compliance matters.
  • Respond to homeowner and Board inquiries in a professional and timely manner.
  • Oversee compliance programs and help resolve homeowner concerns.
  • Partner with internal support teams to ensure communities receive exceptional service.
  • Participate in after-hours phone coverage and attend evening Board meetings as needed.

What We're Looking For:

  • Prior HOA management experience strongly preferred.
  • Experience managing multiple priorities and deadlines in a fast-paced environment.
  • Strong organizational skills and attention to detail.
  • Excellent written and verbal communication skills.
  • Experience working directly with Boards of Directors and vendors.
  • Ability to work independently while collaborating with internal teams.
  • Proficient with Microsoft Office.
  • Valid driver's license and reliable transportation for site visits.

Preferred Qualifications:

  • CMCA®, AMS®, or PCAM® designation, or willingness to obtain required certifications.
  • Property management experience with homeowner or condominium associations.
  • Experience preparing budgets, coordinating projects, and managing vendor relationships.
