Maintenance Technician

Location: Portland, OR

Pay Rate: $27/hr

Schedule: Monday through Friday, 7:00 AM to 4:00 PM

We are seeking a reliable, skilled, and service-oriented Maintenance Technician to join our team. This role is responsible for the day-to-day operations and upkeep of a residential condominium community. The ideal candidate will have a strong background in building maintenance, problem-solving skills, and a customer-first mindset. Experience in high-rise or multi-family properties is a plus.

Key Responsibilities:

  • Coordinate with certified vendors for building system repairs. AMS Maintenance does not perform major mechanical repairs in-house. When issues arise with systems like HVAC, plumbing, or other specialized equipment, the team works with contracted service vendors to ensure timely and professional resolution.
  • Respond promptly and professionally to work orders and service requests; maintain proper tracking and documentation.
  • Oversee maintenance and operation of all Association equipment and building systems, including Fire Life Safety Systems and water boilers.
  • Assist in the care and upkeep of all exterior and common areas, including snow/ice preparation and removal as needed.

  • Support vendor coordination, bid collection, and oversight of scheduled contractor work.
  • Provide weekly written reports to the Association Business Manager and Director of Maintenance.
  • Participate in grounds upkeep and janitorial duties to ensure property cleanliness and safety.
  • Maintain a positive and professional relationship with owners, guests, staff, and vendors.
  • Accurately prepare and submit invoices and supply requests per company guidelines.
  • Maintain janitorial areas and common spaces, including stocking supplies and cleaning restrooms and trash/recycling rooms.
  • Utilize a company cell phone and participate in an on-call rotation, as scheduled or needed.
  • Perform all other duties as directed to support the team and smooth operation of the property.

Qualifications:

  • 3–5 years of general maintenance experience in residential, high-rise, or related settings.
  • Strong knowledge of HVAC, plumbing, electrical, and mechanical systems.
  • Experience reading blueprints, schematics, and using building management systems preferred.
  • Proven ability to work independently and as part of a team.
  • Excellent communication and customer service skills.
  • Ability to lift, bend, and perform physically demanding tasks as required.
