Title: Property Manager – Single Family & Small Communities Portfolio

Location: Tri-Cities, WA
Pay range: $50,000 – $60,000/yr

We’re hiring a Property Manager to take full ownership of a growing residential portfolio made up of single-family homes and small multifamily communities. This is not a task-based role, but a true ownership opportunity where you are responsible for the performance, operations, and client relationships across your portfolio. You’ll have the autonomy to make decisions, influence outcomes, and directly impact results while working closely with leadership as the portfolio continues to expand. Currently, the portfolio includes approximately 120 units across seven small communities with four different ownership groups, along with 64 single-family homes. There are no large onsite teams, making this a true operator role where your ability to manage efficiently, prioritize effectively, and drive performance will be key. This is an opportunity to step into something established but actively growing, giving you the chance to scale with it and build something meaningful over time rather than simply maintain it.

What You’ll Do

  • Take full ownership of your portfolio, managing day-to-day operations while driving overall performance
  • Serve as the primary point of contact for property owners, building strong, trust-based relationships
  • Provide proactive communication, portfolio updates, and performance insights to owners and investors
  • Make strategic recommendations around pricing, vacancy, and asset performance to align with owner goals
  • Manage leasing strategy, rent pricing, and vacancy reduction efforts to maximize occupancy
  • Oversee the full resident lifecycle including move-ins, move-outs, inspections, and deposit dispositions
  • Coordinate maintenance, vendors, and turnover timelines to ensure properties are well-maintained and rent-ready
  • Monitor work orders and ensure timely follow-up with both residents and owners
  • Support rent collections, delinquency follow-up, and handle escalations with professionalism
  • Ensure compliance with company standards, landlord-tenant laws, and fair housing regulations
  • Partner with internal teams to ensure smooth operations and consistent service delivery
  • Continuously identify opportunities to improve efficiency, resident experience, and overall portfolio performance

Requirements

  • 3+ years property management experience
  • Experience with single-family or multiple-site portfolios
  • Knowledge of landlord-tenant laws
  • Strong organization, communication, and follow-through
  • Bilingual preferred (Spanish/English)
